I rent to a husband and wife. They've been great tenants, keep the place nice, pay rent on time, stable, friendly (they are also my neighbor as we live next door.)
He manages a successful restaurant and owns a profitable food truck. I never knew how much dough those can make, with super low expenses. Like printing money almost. Last year a new truck and car showed up in their driveway, perhaps a sign of improving financial health.(or debt)
I've just learned that he may have lung cancer. Prognosis is unknown but I assume the worst. I've never known anyone with lung cancer to last over 6 months. This will be his second fight with cancer, which reduces his odds I hear. Heavy smoker, high stress jobs have taken their toll.
So far, rent was short last month because of medical bills, but then they paid up. I think that she could pay the rent by herself, if there was no disruptive event but medical bills may soon swamp them. I can't imagine they could move out while he's ill. I'm concerned I may soon have a renter that can't pay, and can't move, with a compelling sob story.
It would not be the end of the world if I don't get this rent income, but it is part of how I make my living.
I'm not a charity, however I'm also not unreasonable. Their health issues are not my problem, but it would be very hard to evict in the circumstances. What options might I have, or how do you see this playing out?
