My husband and I want to move back to Japan either part or full time for retirement or maybe as part of a coastfire situation. We are 35/40, currently based in US with liquid assets around $400k and non-liquid that we could borrow against but prefer not to sell around $1M (retirement / primary residence, etc).
We don’t find it likely that we would make this move sooner than 5 years from now. What’s the best way for us to invest in housing for that point in the future?

We could buy something now but (1) housing in Japan is not usually a good long term investment and (2) we would have to figure out how to manage renting out the property remotely for several years.

We could just invest in Yen? I don’t really know much about this or if we expect it to ever return to “normal”.

Leave investments as-is and worry about this later?
