Why or why not?
Due to compounding, the 8% average return will grow to a larger number than the interest paid. Goal would be to get taxed at long term capital gains tax.
I’m comparing this to investing the P+I starting from zero and growing that figure which would be much slower and would not grow to the loan assuming it grows at 8%
