Hi, I am currently in the process of buying my first property and I am learning the process and found that I made some mistakes/lost money. This is just and avenue to educate people to really understand when they are buying

  1. I used a mortgage broker instead of a direct lender: my credit score is good and I would have just gone straight to a lender instead I went to a broker that charged almost 5k for broker fee.

  2. Buyer compensation for the property I'm buying was 2% and my agent said she can't work for less than 3%. She charged me 0.5% and I negotiated for 0.25%. I wouldn't have done that. I would have told her if she doesn't accept the 2%, then I will go look for another agent to represent me.

I am still in the process and I will try to reduce all other mistakes moving forward and I will update as time goes on
