Landlord would not renew lease. We had 2 months notice, and have been apartment hunting. Never thought it would be this hard to get into a place. My credit is better than it ever has been, fluctuating between 680 and 650 due to all the credit checks. We make 3x the income for the places we are applying, and even have the downpaymemt amount saved up for whichever place we get into.
The biggest problem is no one will rent to us regardless.
My cosigner has ok credit, around 615, and makes the additional income needed to secure a place. But some odd 2k in hospital collections keeps coming back on his report, and a paraphernalia charge comes back on my report. Due to this, we have been denied from every place we apply to, and we are running out of time.
At 50$ or more per application, we are also running out of wiggle room in our budget to keep mindlessly applying. We'vd talked to the landlords upfront about our situation and plenty have said they were willing to work with us, only for one reason or another tell us they wouldn't rent to us. So we have wasted time and money that we are quickly running out of.
So now we have a little more than a week to figure out a solution for 2 adults and 2 children to not become homeless over the winter.
The cost of a hotel stay is more than three times the cost of what renting a 3 bedroom apartment would be, if we were to stay in a hotel for a month while we continued house hunting we would exhaust all of our savings within the 30 days. Our current idea to avoid homelessness is to rent from air bnb, having found a decent deal for a 1 bedroom condo at $1500 a month. Still above our price range, but no where near the minimum of $2700 a month for the cheapest hotel we could find this far, and this is only due to a discount on the rate of the air bnb rental, not the standard rate offered.
Wether it's an issue of applying and getting denied, or the overall unavailability in the market, we are running out of options and don't know what to do. With 2 small children to account for, staying in our cars would be relatively unacceptable, especially due to the snow that will inevitably come during the winter.
I've even become desperate enough to check on craigslist for options, but I tend to only find scammers or single room rentals where they refuse to have more than one tenant, let alone children.
With less than 2 weeks to find housing, what do you recommend?
I qualify for a FHA home loan, but there are no homes for sale within my price range. My cosigner does not qualify for the loan, which means while I could afford a bigger loan, they are not willing to give us one due to income requirements and his poor credit in comparison to mine.
We could try for a conventional loan to get into a trailer since the price is lower, but without 10% down no one will take us seriously. We have close to 5% saved for the trailers I've considered.
The apartments that openly accept bad credit are on a wait-list, most places having openings mid January, long after we need to be in a place.
We have roughly 3k to throw at this situation but it is quickly dwindling due to the issues we have faced trying to find housing.

If forced into homelessness, I'm not even sure we could get into a shelter, due to the high population of homeless in the area right now, I'm assuming due to the same issues we are facing currently. The shelters we have called so far have all turned us away, but there are still more we could reach out to.
