I'd like some more eyes on my investments and where they are/where they should be. I've only just started educating myself on investing and have just kinda...picked stuff so it's not just sitting as cash.
About me: I'm in my late-30's and playing catch up. I'd like to retire in 20 years (pre-60). DINK but I'm doing most of the retirement planning/investing. I should be able to max out my 401k, Roth IRA, and HSA for the remainder of my career. I also plan to push an additional $10,000/year into my taxable brokerage. My plan is to begin purchasing investment properties in the next 1-3 years with the money in the taxable account. I have a healthy 6 month emergency fund and have no debt (sans mortgage). Everything except for my HSA is with Schwab so that's why I'm Schwab-heavy with my investments.
401k ($90.7k): Managed and designed by Schwab.
39% large company, 27% bonds, 17% small/mid company, 17% International/Global

\unsure as to expense ratios*
Roth ($18.9k):
SWTSX - Schwab Total Stock Market Index Fund
\0.03% Expense Ratio*
I've read that it's good to keep some (~10%) of your Roth in REIT's, thoughts? I'm considering SCHH. Also, this is a backdoor Roth.
Taxable ($2k):
SWPPX - Schwab S&P 500 Index Fund
\0.02% Expense Ratio*
I'd like this money to be a bit more liquid as I plan to use this money to purchase an investment property in the future. What should I invest in where I won't be gouged with taxes when I withdraw this money?
HSA ($6.7k - $1000 sitting as a balance):
VFIFX - Vanguard Target Retirement 2050 Fund Investor Shares
\0.15% Expense Ratio*
\admin fee: 0.03% per month on the average daily investment balance. The Investment admin fee has a cap, meaning you will never pay more than $10.00 per month.*
