We're most likely going to sell our house next summer and I'm thinking it will be necessary to replace the AC. It's 16 years old, which isn't too crazy but the problem is that the motor burned out this past summer. We didn't want to/couldn't spend $2300 on a new variable speed motor or $3-5k on a new AC so we put in a new single speed motor recommended by the awesome HVAC guy. Works great but the HVAC guy said he wasn't sure how long that would last.

Seems like we need to replace it before selling and would probably help the sale. Anybody disagree? I'm open to suggestion as I really don't want to replace it. If we do end up replacing it, what's the best way to finance and when should we do it? We're in AZ so it's just getting into the cheap season for the bills but it's also the cheap season for new ACs, right?

Edit: cash is most likely not an option
