Looking for what my best long term options are with this house if you guys don't mind giving me some opinions.

Bought the house for 185k in 2015 in Buda Tx, just outside of Austin. Kind of a fixer upper. House was built in the 70s and I've upgraded it almost completely. new tile floor in kitchen/dining/hallway, Laminate wood floors in bedrooms, new windows, new A/C system, all new sheet rock for the interior / paint, bathrooms all new everything from tile to vanity and tub. I have other things on my list like possibly new siding and have the driveway re done. I realize these are big expenses.

I had my real estate agent over who I trust as we're friends, who thinks as is today we could sell for 275 - 315k range. Personally I believe the 275 more than 315. However, my area is blowing up so I don't know. Other facts about me are I'm 33 no kids and I make 24 an hr in Austin. Most of my savings have been put into the renovation so I have about 5k left in the bank. I currently have 1 renter who pays 450 a month.

My question is as follows: Should I sell the house and if i was to walk away with 100k should I invest in low and medium risk stocks?

or

Keep and rent out to a family and move ?

Or just keep on doing what I'm doing until circumstances change and I need to move and just let it appreciate?
