Need your advice! My home is located in Montreal Canada. It’s built in 1976.With the crazy winter that we had, I noticed that the previously repaired foundation crack leaked slightly. The crack was previously repaired from the inside. We of course need to repair this crack from the outside.The side of the house that the crack is located on, also has two windows which are located just slightly above the ground level. We certainly need to put in window wells at this location.There is a large amount of efflorescence, on the rear wall of the property(basement) . Photo attached. There is also some efflorescence at the base of the foundation wall, although no water has come in through the back wall.Grading was certainly an issue at the back wall. There is also a sprinkler system that may have been shooting water directly at the back wall, while the previous owner owned the home.My thought was that I should do everything all in one shot: French drain on the affected side with the foundation crack, as well as at the back of the property. Membrane all around those two sides, window wells. We don’t currently have a sump pump, so that would have to be installed as well.I got a quote from a specialized foundation repair company of about $10,700 Canadian.There will be additional costs involved: replacing sod, Repairing the sprinkler lines that the excavation will dig up.
