Location: WA, using a throwaway for privacy.

TLDR: Sprinkler system in our condominium building (we rent from my parents) broke inside the wall & ceiling of our master bedroom, floor was flooded from underneath, water leaked out of the ceiling, fire department came and shut off building alarm and performed some clean up. Insurance has been contacted, what else do I need to know?

Background:

Around 5pm yesterday the sprinkler system in our building's storage area, which shares a wall with our office and master bedroom, malfunctioned somehow and began minor leaking into the storage area. The condo maintenance person was involved in fixing it, along with a "fire protection" company (what the outside of the van said) until around 3 this morning. At 5am, the sprinkler system broke inside the wall and water started leaking out of the sprinkler head above our bed, and then the building's fire alarm system went off. I called the fire department and they turned off the sprinkler system and the alarm, and performed some clean up in our bedroom. We rent the condo from my parent who has separate homeowners insurance, and have filed a claim with our insurance (USAA). I am 8.5 months pregnant if that’s relevant.

Questions:

  1. How will all this work?
  2. Will we be put into a hotel?
  3. Will we get replacement furniture, mattress, etc.?
  4. Who pays? Our renter’s insurance, my parent’s property insurance, the condo liability insurance since their guys worked on the sprinkler system?
  5. From a health perspective- it’s almost winter in the northwest and I’m worried about mold in the ceiling and floorboards/underneath the carpet given that I’m pregnant
  6. Is there anything that I need to do that I haven’t thought of? Like get an incident report from the fire department? Do I need to contact the condo management company or is that something insurance will do?
