So, I just bought a house literally this week with my SO and we're getting a unit ready to rent out. The house has an add-on porch area/sun room that is two stories for two units. We were getting ready to paint in that area, but noticed some bubbling paint worse than what we saw before. We got an inspection and the inspector mentioned a couple of small active leaks but we didn't really think much of it because they were tiny and neither did he. When we moved in, we noticed there seemed to be more moisture than before and in a different spot in the corner near the gutters. We've since discovered there's a gutter/roof pooling and drainage problem and we're getting that fixed now. Funny enough that pooling issue is only on the roof of the add-on, thank god. Also this problem isn't occurring on the floor below it too, thank god ALSO.Back to the paint though - Noticeably, some paint was bubbling up. So I started scraping and basically what happened is that I exposed some wet plaster type material that was over a layer of paint that appears to be over a concrete barrier/what the wall is made of. See pics hereI thought this would be a quick paint job but there's no way I'm painting over concrete like that. The previous owners seemed to have painted over concrete and plaster and the plaster became so moist it just started crumbling apart. Then they just patched it up with more plater put a nice thick coat of white paint over THAT which clearly also didn't hold up to all the moisture from the roof leak.What do you guys suggest is the best way to patch this up? Can I do a moisture barrier of some sort and put dry wall over it? Didn't expect this issue to be honest, but what's a new 100+ year old house without issues right?Also note - i'm probably not doing anything until I know the leak is stopped. via /r/DIY https://ift.tt/2wdRtQl
