Would it be difficult to find someone to rent to us?
Do property owners generally put everyone paying rent on the lease? Two of us have good credit, but the two others have mid range credit.
The plan is, I have enough savings to prove to the landlord that if someone doesn't have rent, I can pay their rent. I would want them to be evicted and replaced if that happens, but that means that while I take the financial blow, I will still have to find another person and have the landlord figure the paperwork out.
Or maybe I don't have to pay their rent, the landlord evicts them and happily takes their security deposit?
I know that some home owners own houses, and lease out rooms, so renters are only responsible for separate rooms, thus lessening the burdon of group responsibility, but I can't find any houses in my area that do that.
In a semi perfect world, it would be nice if I could rent out a house, and then have other people not on the lease move in and pay rent to me, but that's obviously illigal.
I was also thinking about making a down payment and paying monthly mortgage on a house, then rent it out and have people live with me, but the housing market in Arizona is horrible for buyers.
