Throw away. TL;DR My mother passed away from drug abuse and my brother and I are responsible for handling everything involved. We are both in our early twenties and don't have money to handle upfront costs for hazmat cleanup, a lawyer or real estate agents.

My mom died unexpectedly from complications from drug addiction at the beginning of August. She was found on Tuesday night in her condo. I'd prefer not to divulge much but we weren't close because she was very mentally ill and struggling greatly with her addiction.

My brother and I are responsible for handling what we've discovered is a fairly large bank account of which we're beneficiaries, her cremation and cleaning her condo where she decomposed for nearly a month. I want to make sure I have my bases covered and understand the steps I'll need to take.

•I need to get a lawyer regarding her estate. She had no will. I need to figure out if she had debt and whether or not I'm going to benefit from the money she had. •Sooner rather than later I need hazmat to clean her condo but that's $45k and I can't locate her homeowners insurance. •I've started orchestrating cremation services and released her body to a funeral home. •I need to look for a real estate agent who will help us list the house once it's presentable.

I'm wondering what I'm missing and where to go from here. I'm most concerned about the upfront costs that may occur along the way and how to handle that without access to her account. My brother and I are both in our early twenties working $12-15 hourly jobs. Any advice would be greatly appreciated. Thanks so much.
