I just closed on a house yesterday and had a contractor swing by this morning to quote a re-floor. As he was carefully inspecting the work he'd be doing he found a VERY minor elevation change in the floor in the kitchen. I didn't believe him until I got on my hands and knees and turned additional lights on to see the light reflect on the floor.
He said he had a hunch and asked to go into crawl space. An immediate, serious problems found: two neighboring floor joists are cracked.
I had the house inspected (immediately after signing contract to buy) and re-inspected (two days before closing; homeowner completely moved out by this point) by a very reputable and expensive company here in my area. No idea what to do at this point. Is the inspector liable? Does an inspector have to be insured / bonded? Should his insurance company cover this? I have no idea how a professional that does this every day could have missed this.
The idea of filing an insurance claim on my policy on the first day I own the house sounds insane.
