I'm looking at purchasing an older home for my first "Starter House"

It's currently listed at 72.5K and the realtor said it may need upwards of 30k worth of repairs for it. I'm aware of rehab loans, and have a friend who is a home inspector, who I am going to ask to look at the house at some point.

I'm curious if there is anything I should look out for when I'm taking my tour of the home, and what kind of repairs are DIY in order to save money.

I'm not very handy with tools much, but I consider myself a quick learner and am willing to try in order to save money.
