Say you have a rate of return of 24% on an investment. If I'm paying 22% tax am I doing that math right that my real return including tax is 0.24 x 0.78 = 18.7%

I'm trying to figure out if it makes sense to invest more into stock market vs CDs vs putting more towards mortgage principal. It seems to me paying off a 4.5% interest loan vs opening a 5.15% CD the CD barely makes more (probably even if I factor in taxes) but I'd have easier access to the money. And stocks just seem way better long term Of course obviously stocks come with risk but I like to invest in index funds like vigax which are pretty diversified.
