I will try to keep this brief. I bought a home in February of this year. In August, we received our first tax bill which was due 10/1. Our mortgage company services our escrow account, and they were supposed to pay the property tax bill. On their website they even say "You do not need to contact us or forward your tax bill to us."
By mid September I was started to get nervous, because I hadn't received an update. I asked them if they had the tax bill, and they said yes, we are aware of the next bill, due February 2022. I told them no, there is a current bill. They said give them a few days to do an investigation.
I checked in a few days later, and they said "We confirmed your next tax due date of February 2022." I said, no that's not correct. They asked me to send them the bill, and said their review would be complete 10/7.
A few days later, I got a noticed that they were transferring my loan, effective 10/1. When I asked about my taxes, they said don't worry, they'll be paid 10/7, including any late fees. The loan transfer is not relevant, since this started prior to the transfer.
So I waited patiently. Today is 10/8, and I contacted them. They said they have no record of any tax bill review. They see a note on my account that on 9/21, they decided not to pay the bill due to a discrepancy that needs to be resolved. Of course, they have no intention of resolving the discrepancy, since they don't hold my loan. So I've been waiting 17 days for nothing.
I asked why I wasn't contacted, and they said that was an internal note which I wouldn't have been notified of. They said for any further questions, contact my new loan servicer.
What do I do from here? Is a CFPB complaint appropriate? My old company basically failed to fulfill their legal obligation of paying my property taxes on time, told me they were completing a review, and then either didn't do it or didn't tell me the result (I'm not really clear). Now I've incurred hundreds of dollars in late fees, and they are telling me to go pound sand.
