I've had a lot of friends end up in hot water after signing a condition/inventory report that overlooked aspects of the property that they were later asked to pay for; damaged grout, mould in silicone, repainted damage etc.
It's easy, when checking and signing a realtors own report, to neglect to add your own details either because it doesn't occur to you or because you figure "if it was worth mentioning, they'd have mentioned it".
Obviously you can always add extensive ammendments to their report, but sometimes it can be easier to start from scratch and fill out your own, room by room.
You're less likely to miss or overlook something and more likely to add comprehensive detail if you're doing it yourself.
Just make sure the owner or realtor signs off on your final version and keep a copy!
