She makes around $20,000 a year personally her rent is paid for by her employer. She deals with 60 units spread around 3 building. I was talking to her about her finances and apparently, she hasn't had a raise in 5 years. Her boss always beats around the bush whenever she tries to bring it up. They are apartments in CA a block away from the beach. She only has a high school diploma so she's afraid of losing her job but she has 10+ years of property management experience.

First time posting like this. Can provide more details if necessary but what is the best way to approach getting a raise should she be going for 10%+ or should she be happy with what she is at?
