Recently closed on an older townhome, part of a 4-unit building. HI (Ameriprise) did an inspection after we closed and moved in. They are now wanting us to replace the roof or they will cancel coverage.

Their inspection stated that there was bleeding, lifting, and/or curling of the shingles.

We had the roof patched after our buyer's inspection, due to a few shingles missing. Our inspection and their inspection agree that there is still at least 5 to 7 years of life left in the roof. However, due to issues found, they are trying to minimize their risk.

If I switch insurance companiea, will this remain an issue?

If I get dropped by Ameriprise, will I be able to get HI from another company?

Can I take out a loan to get the roof fixed?

Can I have this resolved in the next 30 days?

We were planning on replacing the roof, just not in the first few weeks after we bought the place. Please help. Let me know if I need to include any additional information.
