So, my significant other and I are looking at getting a home together. We aren't currently married, but I do plan to make that happen shortly, we both want to be somewhere before it happens though. I do have a few questions though in regards to opinions on things here:

1) We still do have some debt, personally I'm sitting around 10k with student loans and credit cards, he is sitting on quite a bit less, only about 2k. Our combined income is ~5.5-6k monthly (I work at an office currently, his is from serving)

2) He is a veteran, I assume discussing VA mortgage stuff would be proper? Anyone have any real information on this? From what I managed to pull up it could end up saving quite a bit but I'd like to figure out more.

3) We haven't decided on a house, but we also plan to rent a room or two to some family and think we can get a fair pay from them (Maybe to the point of even covering most if not all of our mortgage cost). Our price range interest is something in between 110k-160k. A lot of availability seems to be showing up in this area we are looking at as well. Is there something we should be looking for specifically however when purchasing, or is that all up to personal interest?

4) He may end up inheriting a house at some point in the future, we may end up living there as well depending on which house he'd be getting, so we'd like to have a rental property either way. Would investing into a home currently that we could turn around for rental property be a good investment?

If anyone has any opinions or even some good advice, I'd love to hear it. I feel that, although we have some debt (albeit low compared to some), I want to lean a little cautiously. I feel like a home would be a safe investment, and also we'd be moving much much closer to my job as I currently drive 2 hours+ to get there each day and we'd be moving to about 20-30 minutes away instead.
