I have been renting a place from this family for almost a year and four months now. While I was still viewing places back then, this landlord was incredibly nice, super friendly and gave promises, which I later learned to be empty promises, that his three young children will be well-behaved and quiet at all times. Since the place looks promising and is in an ideal location for me, I've decided to move in. What I find to be an absolute terror now, was that my landlord did not give me a physical contract, instead we agreed on a verbal contract instead. However, I was lucky enough to get a receipt stating I have paid my first month's rent and security deposit. The first month upon moving in, I realise that whatever that has been agreed and promised, were not delivered.

I am currently living with the couple, three of their children, a live-in helper and two other tenants. Super cramped up, I know, but I was desperate then and this was the best I could do then. I later learn that:

  • Their youngest kid is a spoilt demon-like child. Screams his head off daily, from the time he wakes up at 6-7am till his bed time at 8-9pm. After that, the parents will then be watching TV at max volume until 12-1am. The noise pollution does not just happen on weekdays, but on weekends as well which has horribly disrupted my sleep patterns.

  • Clothes are usually smelly after I hang them out to dry because they do not have the decency to move my things, despite telling them nicely to, when they cook and this happens almost weekly since I only wash my dirty load once a week.

  • Room's aircon has been leaking since the day I moved in. Has been complaining multiple times since last year and till date, issue still persists. Their only argument is that they've tried to fix it, problem still persists so I can either live with it or move out. I have text proof of my complaints to him regarding the broken aircon.

  • Do not respect me as a tenant. Despite telling them nicely that their kid has been disrupting my sleep, clothes stink, aircon leak that broke some of my things, on top of many other things, all of these are constantly ignored.

  • Just a few weeks ago, I complained yet again the aircon has been dripping non-stop and that it's not cooling. Landlord snapped and demanded a meeting at 10.30pm despite telling them that I have to wake up early for work the next day. Landlord then started again with either I live with it, or move out. I probably snapped that night or something, finally told them that I am moving out. Gave them my notice period immediately after he repeated what he always said.

Fast forward to today, I have a week plus to go before moving out next Wednesday. I already have plans to move my things out this weekend and to clean up the place. I have always been a mindful person so I always keep things clean especially if they are not mine. Since living here, I noticed my anxiety acted up way more than usual and it's finally time to give my mental health a break. The thing is, the room already has damages from before I moved in. I've documented those by taking pictures of them on the night I told them I am moving out and has been packing my things up slowly since. Just today, the landlord texted me asking if I have any plans to touch up or repaint his room since I am moving out. I am livid and told him I am not. He replied sarcastically and said if I did not do anything wrong, I don't need to worry so much. But the thing was, I only confirmed the date with him by text since he works shift hours and it's hard to meet him and I was also just reminding him that I would require my deposit back upon inspection. The paint job which he did after the previous tenant is horrible. Only one coat of paint and not properly painted. Corners are chipping off and paint has been peeling. Now he's trying to threaten me and cut my security deposit to repaint the room with a nicer coat without forking out his own money. Since I do not have a physical contract to base on, how should I go about this? I really don't want to bring in lawyers and such over $600 but I gotta do what I gotta do to get my money back from such a despicable landlord. Any advice will be helpful!
