Looking for any tips/warnings/advice/anecdotes on this specific topic. Am dead set on buying a not yet constructed home in a brand new neighborhood. I couldn't really find any posts talking about negotiating/dealing with a home builder in this scenario. This process just seems more tedious than buying an already built home. The neighborhood has 5 different builders. We like 2 of the 5 after our visits to the model homes.

Edit: This is a really good Texas home market I am trying to build during. Dallas/Fort Worth area. Also, I currently live in my starter home that is 60% paid off.
