If you had $100K in cash to invest, what would you do with it? Would you start a new business, buy out an existing one, invest in real estate, or something else entirely?

Saved quite a bit of cash, looking to invest but no idea where to start. Stocks scare me, looking into real estate and /or buying out existing small businesses and flipping for a profit after fixing them up as well. Not sure where to start… Any advice?
