Just as title states. Finally all paperwork finalized and I'm allowed to sell. I recently bought my home a few years ago so moving is not a option. Here are details.
Mortgage remaining is 144k.
House needs work in 2017 water leaked. New roof was installed but ceiling was not fixed. It needs some work on ceiling and new carpet/appliances. I would say around 50k worth of work.
Can't list it really as it won't be approved for conventional loan.
Home is estimated between 400-450k in perfect condition, and I mean perfect. Home next door just sold for I believe 275 cash offer. It also needs work.
This was a Hoarder house we already cleaned a full dumpster and had 2 yard sales. There is about a half dumpster remaining in stuff in house.
Of course we got 15 people offering to buy it cash. We got some offers at 250 and 1 offer at 270 cash offer.
Question is, should we clean house and keep putting time on it, to try to list it/get higher offers or try to get a cash offer for 300. And not put time effort in dumpster and getting new appliances etc. Me and wife already work a lot amd have 3 kids.
I had a agent that I've worked before go in and look at it and he said it's gonna be a tough sell on market because it's not gonna qualify for conventional loans. I know a lot of people have cash out there but I'm not sure juice is worth the squeeze.
Any advice ?
