      I’m looking to diversify my portfolio and predict a pretty big upsurge in people moving to northern states in the next 20-30 years.

I already have an area in mind but am very inexperienced in real estate transactions.

That said I have a bunch of questions

1-Can any piece of land be parceled out say if I want to keep 10 acres to eventually live on and sell or lease the other 90 in 5 acre lots or something like that what would the process for that look like?

2-Are there different kinds of titles for land that I should be aware of?

3-How does the ownership of natural resources work and can I survey it for mineral deposits, wells, lumber, etc before purchasing?

4-What services should I enlist to determine if it can have homes built on it/septic tanks and where prior to buying?

Essentially my goal is to buy a large tract of land in a northern state pay minimal property taxes until it’s actually worth something and then develop it/move there myself while living out of state until that happens.
