Ever since the real estate market boomed after covid the number of investors flipping houses have shown up everywhere marketing for hard money lending. Giving 12% interest for your money and “backing it by real estate”. If it was such a good investment my first thought is why does nobody recommend it in this thread? Call me skeptical but what are the real risks and actual historical returns? If it’s so simple, nobody would invest in anything else? Thanks
