It has water damage, most likely roof damage and undoubtedly foundation damage. Sitting on .15 acre lot with a detached 1-car garage.
From his brief inspection, my realtor says he expects 50k in repairs. I just love the location and think that, once repaired, this house would be perfect for my small family. Scare me with some of the big expenses I may be overlooking, please. I keep thinking that, since the house is so small, the repairs can't be that expensive. I need a reality check.

EDIT: That's the stuff! I am sufficiently scared. Many redditors made it clear that while I have the money and skill to get this work done, I also want to spend more time with my family. Looks like we're doing some apartment living until we get a new construction. Thank you all!
