Hello everyone. My Mother has been talking about buying a house for over a year. I bought a house in 2020 and ever since then she brings up the fact that she wants to buy a house in every encounter we have. She lives with her boyfriend who is on disability and makes $2200 a month. She used to work full time but every since she met this guy she has decided that she's "retired" and works 4 days a week 6 hours a day. She makes roughly $15k a year before taxes. Total household income for them is under $40k. She has no 401k or savings to speak of. They live paycheck to paycheck. They spend irresponsibly. She thinks she can buy a house in today's market if she can save a few thousand dollars. As her son I cannot bring myself to tell her the reality of buying a house in 2022. She still thinks it's 1998 when she was able to build a home on 3 acers of land for $150k and $5k down. (lost it to foreclosure)

How would you guys handle this situation? I feel like she is going to ask me to borrow money for a down payment on her house eventually. I don't know how to approach basically crushing her dreams of home ownership. As bad as that sounds....any ideas?
