I don’t want for this to come off the wrong way, but I work in tech and got pretty lucky. I have about $330,000 cash just sitting around and I don’t really know what to do with it. It feels bad to have money losing value to inflation, so I feel like I should be doing something. I’m pretty risk averse, so I try to invest in index funds occasionally, but current prices make that mentally difficult (lol).

I max my 401k and IRAs every year and I bought series I bonds. I have no debt, and my monthly rent is about $2400 a month. I think I want to buy a townhome/condo/home in the next 2 years if possible, but I live in a VHCOL area (you could guess where lol).

I’m just curious if anyone has any recommendations. From what I understand, if I’m trying to buy a home soonish, I should be more conservative with my investments. But I also don’t think that means keep it all in cash. Thanks in advance!
