My mother owns her house free and clear, but apparently has gone the entire 8 years of ownership without insurance. Now that I've had to move back in, it's got me nervous to say the least. I would simply help her purchase a policy, but I have no idea what I'm doing. On top of that, there are some outstanding issues with the house:
- Apparently she paid some idiot to widen an interior entryway right after she bought it. This structural genius took out a few studs in what is obviously a load bearing wall, didn't reinforce anything, and now the top is bowing in and the drywall is cracking.
- Roof needs replacement.
- Clear signs of ceiling leakage in several rooms.
- Roof damage above carport (from backing up a U-haul apparently)
- Possible water retention behind house.
I've been reading horror stories about people being dropped/blacklisted because of the condition of their house or because they pissed the insurance company off somehow. I would prefer to avoid that, along with being blindsided by any demands the insurance company might make upfront when we go to purchase the policy. My concerns are:
- Do I fix these problems first? Which are most important? Anything I'm forgetting?
- Should I hire an independent inspector? At what point?
- Will her personal credit history or the 8 years she's gone without insurance penalize her?
- Trees. Pine trees at that. We're right next to a lot of them. What can I expect there?
