Hi good people of personal finance!

A little about myself. I am 27 years old and work in Supply Chain (crazy times). I have currently 4-5 years of experience in my career. Orange county.

  • Base salary of 80k. 10% yearly bonus (if targets are hit, which we are currently on track)
  • Current Debt: car payment, $300/month 15k left. Just got the car around April. Previous car I had for 8 years. Also for reference only reason I decided to get this specific current vehicle is due to being a CPO 2018 Tacoma that only has 26k miles on it.
  • no other significant debt.
  • current bills below:
    • Cell phone plan $100/month
    • Working from home so Gas is around $120/month
    • car insurance: $130/month
    • netflix, gym, hulu, etc $80
    • Groceries around $400 a month
  • Contributing 10% into 401k with employer match of 5%. Current job has around 4k in 401k, which I started in March.
  • previous job a 401k that I have 14k in ( I didn't know how 401k worked back then and was contributing only minimal. Plus I started making 45k over there) Will be opening a ira with this if possible.
  • I also have around 55K invested in stocks currently.
  • Savings in bank account I have 3k just for an emergency, prefer to have my money in stocks. ( is this bad?)
  • take home pay is 4k monthly. Medical, vision, etc all the good stuff provided by employer.

So my dilemma is regarding my current living situation. I currently pay $700 a month. Which is amazing and I was able to save and treat myself. However, the current situation is that I rent a room in a house that has 5 bedrooms 2 baths. I am upstairs with 2 other guys and we share a bathroom. downstairs is the home owner with he's significant other and another roommate in the other room. where it gets messy is this significant other, does hard drugs, party's a lot, noise levels are crazy on weekends, very dramatic individual that wants to get on everyone's life. type of household were he wants to be friends with everyone. I just don't feel comfortable being here no more. Therefore, I gave my 30 day notice and have been looking for a room, everything I find is around 1.3k with again sharing with at least 3-4 other people. most postings don't want someone working from home plus some have very weird rules.

My GF and I have had talked about moving in together before so we decided to pull the trigger. The best location in a pretty good apartment with all amenities and even washer and dryer in unit will be $2.4k for a 1 bed 1 bath 710 sq ft. pretty outrages prices however, I can't find something cheaper without compromising the location or not having a W/D or just being very bad apartments. She also doesn't have debt but makes 55k a year. Her take home is 3k. Combine we have a gross of 130k.

we applied for the apartment and we got it but haven't signed the lease until tomorrow. I would be now paying $1.6k and my GF $900 in rent, which I think is a fair split between us. however, this translates to around 44% of my take home in rent I am also looking into moving to Texas or Arizona December of next year so this will be temporarily however I have been feeling pretty stressed regarding rent going to be too much.

What do you guys think or any advice ? Thank you !
