Essentially, my wife and I have been trying to buy a house for about 6 months now. We have tried everything we can and are just getting outbid or out offered every step of the way. We saw a house on Monday that is a solid starter home. It has almost everything on our list and is reasonably priced (for this market). We decided to be as aggressive as we could. 40k over asking and 10k in appraisal contingency. My realtor is suggesting that to make the offer as attractive as possible we should consider waiving the inspection. The sellers disclosure shows that the major cost sinks (air conditioner, water heater, roof) have all been replaced in the last 5 years and serviced within the past year.

I don't have a good feeling about waiving inspection but this seems to the norm right now in this market. Any advise is appreciated.
