I've been trying to find an answer to a burning question for a long time now. Hopefully the r/investing community can help me solve it.
mREITs make money by borrowing money short term and using the funds to buy higher-yield mortgage-backed securities. My question, then, if I wanted to track how profitable a mREIT may be, which maturities should I be looking at? i.e. what is the interest rate on the borrowed capital and what is the interest rate for the MBS?
