I've been trying to find an answer to a burning question for a long time now. Hopefully the r/investing community can help me solve it.

mREITs make money by borrowing money short term and using the funds to buy higher-yield mortgage-backed securities. My question, then, if I wanted to track how profitable a mREIT may be, which maturities should I be looking at? i.e. what is the interest rate on the borrowed capital and what is the interest rate for the MBS? For clarity's sake, the link to the daily treasury yield curve has been attached here. Thanks in advance.
