Like many places, the housing market is absolutely booming where my wife and I currently live, and we are any to be relocating for a new job. We purchased our house in 2018 and owe roughly $220,000 left on the mortgage. I anticipate it would sell for around $250,000 based on market comps.

I realize I may be able to get even more if using a realtor, but I'm not keen of paying a 6% commission. As I understand it, even if it sells for $260k with help of a realtor, I'd be paying $15,600 just on their commission. That would leave me pocketing less equity than if I sold it on my own $10,000 cheaper.

Am I missing something here? Are there any obstacles that would make selling our house in our own impossible? Are there other advantages to a realtor I'm not seeing? I appreciate any insight or advice.
