I am wanting to defer tax from the pending sale of real property by doing a 1031 exchange. I will need a solid acquisition as I will need to semi-retire on the income from the new property. I am nearly 40 yo and want some time off to travel and spend time with family. I will require at least 5k per month after all attached expenses to the new property (mortgage, property tax, insurance). The ideal property would allow me to sit back and collect rent(s) with very little risk.
