Frugal redditors! I have been wanting to buy cheap land outside of any of a few Oregon, US, cities for a couple years now. (The ultimate goal is to create a small (optimistically, ~10-person) homesteading community.) Unfortunately, every time I look for land on websites like zillow, landwatch, landandfarm, etc. it's too expensive for me to seriously consider buying. Sometimes I can find a few acres in the high desert, barely in my price range. But this land is undesirable, as I wouldn't be able to grow many plants in it, and the 4000' elevation with above average snowfall is far from desirable.

Do any land owners have pro-tips on how to find a couple-few acres of cheap land, < $25k? Aren't there people who sell land without a realtor? How can I find them? Are there cheaper, unconventional ways to buy land? I'm sure some of these folks who own 60+ acres of land that they're not even living on, could stand to part with a couple acres, if selling a partition would be legal.
