Right now I live in a tiny house of only 150sf + sleeping loft. It suits me quite well as I’ve been in it full time for 7 years.
I want to build my forever home and to that aim I’m giving this a healthy budget. Im pretty sure I want between 1,000 sq ft and 2,000 sq ft conditioned space. I’m not on a tight budget and on top of that I’m opting for less quantity of sq/ft and more quality of it. Not fancy, but all well done.
With my current tiny house, the things it doesn’t do well is let me have guest stay over, missing a home office (I work remote and go to a coworking space every day), I would like a larger pantry and a garage to park my car inside in. Also a laundry room, I’d like it to be a stand alone room (not in garage/bath/basement)
Right now it’s just me and hopefully a future partner. No kids are in my future.
The big challenge I face is how to size the house. I want each room to be comfortable and all on one level.
I’ve narrowed down the list of rooms to be master bed with en-suite bath and closet, guest bedroom, full bath (shared with guest room and as powder room), kitchen, laundry, pantry, breakfast nook, living room, home office. I’ll most likely have a unfinished basement so all my mechanical system will go down there.
I’ve considered putting my guest bed as a Murphy bed in the office. I don’t love the idea but it may be more practical.
I have toured many homes for sale at different sizes but most are two story and most homes are really poorly laid out and often have formal living rooms and the like.
I went to ikea and walked around their little apartments they have staged but all those are nice but too small for my needs.
Anyone have advice or thoughts?
