28M new professor making 55k. 85k in savings/retirement. No debt or other expenses besides the necessities. I want to buy a $200,000 house and rent out a room for $700/month to help cover costs. I believe it will be easy and reliable to rent out because I live close to a university with permanent supply of renters. How dumb am I?
