
Hello DIY.I’m debating embarking on a most ambitious endeavor for the sake of modernizing a 100 year old house.Recently took possession of a house that is suffering a major roof leak. After walking it and cleaning it out, tearing back some plaster- it became apparent the framing on the back of the house has started to rot. This bit led me to imagine reframing the entire second story- as the current design is very steep- leaving only room for two 2x12 bedrooms in the front and back (dormers) and a smaller room between them. I started doing the math and realized if the entire roof was raised to the dormer height I could easily gain 4 or 500 sq/ft.I have worked on rough framing crews, done roofing, and imagine I’m capable of using a closed cell foam insulation set up.. so what’s not to love about a complete second story do over?The footprint is roughly 20x30, I can get some dedicated experienced hands, bit mostly I’m having trouble imagining the cost of odds and ends.Anyone out there more competent with material estimates willing to talk me down? via /r/DIY https://ift.tt/2XiWPdq
