Sorry if this isn't the correct subreddit for this. If there is a better one please point me in the right direction.

I am looking to buy my first home later this year and want to utilize the Good Neighbor Program. I have read their FAQs on the program and as far as I can tell, I qualify, but have a few more questions.

  1. The site mentions a 30, 60 or 90 day move-in date depending on the condition of the house and the repairs needed, and presumably the start of paying your mortgage. Being this is my first home, I want to time it out so I don't waste a ton of money paying rent and a mortgage. How/when do you know if/how long that interval is between 'buying' the house and your move in date?
  2. Are there any additional hoops that you need to jump through when utilizing Neighbors Next Door? I'm sure they will verify employment, but how about any other processes that pop up? Their site makes it seem pretty simple and straight forward?
  3. It looks like I can use any realtor I want, is that the same case for a lender?
  4. I am wanting to live in this house for the 3 year term, with the plan of saving up for a multi-unit rental property. As far as I can tell, this is within the guidelines. Any other info I should know on this?
  5. Lastly and most importantly, if you've gone the route of a HUD home (and possibly the Good Neighbor program), would you do it all over again?
