My husband and I signed our first one year lease in October with the help of a co-signer (my husband’s employer). We both had jobs with a steady salary at the time. In what was terrible timing, I lost my job in December, he lost his in January.
We’ve both been freelancing since but it’s been a real stretch to meet our rent each month ($3.5k, we’re in LA). The last two months were particularly tough and this month, we have been unable to pay the full amount. Our leasing office started the eviction process a few days ago.
I also found out I am nearly 12 weeks pregnant and need to go home to England for healthcare and family support. Ideally my husband will come with me.
I spoke to leasing about our options and they seem very few. The early termination is 30 days notice, in which we must pay what we owe, for the next 30 days as well and then another month’s rent on top of that as a fee (nearly $10k). If we vacate without doing this, we enter into Rent Liability meaning until they fill the property we will be liable and billed all at once. As there are six months left, this essentially means we could be presented with a bill for $20k+ which we would be required to pay in 40 days or it would go to collections.
It is also of my utmost concern that this affect the co-signer as she and my husband are no longer on brilliant terms, although still in contact. I’ve never been in this situation before and am genuinely frightened and unsure what to do. On top of everything, we are still in the process of getting my green card which I fear this will affect.
The pregnancy has been difficult for me so far and triggered a depressive episode for a number of weeks. My husband is really struggling under the pressure too. Thanks so much for any advice or plans of action for us to get back on track before our baby comes.
