Hey DIY!Today, in the process of replacing the woefully inadequate 1/2" subfloor (I know) in the upper story of my house, I found some wood rot in the 2x12 rim joist and bottom plate on the exterior wall, adjacent the chimney. On the plus side, it really doesn't seem so bad.Some pictures:The rotted area of the joist is about 20 inches long, and 3 inches deep. there is about 3 feet of rotted bottom plate, and 3 studs that are rotted a few inches from the bottom that I need to repair/replace. The wall is load bearing. I think I have a plan of attack, but I'd like a sanity check.For the joist, I'd like to cut out the rot and a little more to a depth of 3.5", and slide a 2x4 into the gap with a tight fight, then secure that with a larger board over it, maybe a 2x6 (I'm not opposed to sistering a proper 2x12 section over it, but it seems overkill since the joist rests directly on the wall below.For the bottom plate/studs, can I reasonably cut out/replace the rotten subfloor/bottom plate between 2 studs, then sister a piece of 2x4 (maybe 18") to the stud to support it (on top of the new plate) and cut out the rotted part and the plate below it. Then replace the next section of bottom plate and replace the stud piece with another bit of 2x4, and repeat? I'd tie the separate bottom plate sections together with blocking, on top of them being nailed into the repaired joist.The studs seem pretty stable with the limited support they currently have (2 of the 3 are just dangling since the wood is rotted away below them) and I'd REALLY like to avoid pulling more drywall off if I can avoid it.Thanks in advance DIY! via /r/DIY https://ift.tt/2BQfBfp
