I have a 12 grave site at a historic cemetery (circa 1740) and want to build a very large obelisk (think Washington monument). I am required to take care of the site and anything on it "in perpetuity".
I was thinking of creating a non-profit organization to care for and build the monument, leave my money to that organization and put my children in charge of said organization. ...
