In my line of work, I work with a lot of guys in the timber/logging business and they do pretty well at it. From how I understand it, it’s a good way to buy land in the path of progress and get revenue from it. You can thin the timber several times before a clearcut but are looking at 15 years at a minimum in between a clearcut and the first thinning.

Of course there are opportunity costs to consider but are there other pitfalls others have experienced?

Edit for clarity: I am considering a purchase of a few hundred acres such that you could rotate the thinning/cutting and make a semi continuous return.

This would be an actively managed tract by a licensed forester that replants after a clear cut.
