I love the idea of investing in Condos because of low maintenance, lower cost of repairing when compared to a home, location, and easier to rent out since a 1-2 bedroom suits more people rather than finding a large family or group of roommates to fill a home.
I spoke with my next door neighbor recently and he owns 9 properties. He says they have to all meet a specific formula to dive in (I'm assuming it's cost of HOA, home price, location, and what else?)
With Apple's 1 billion dollar investment of a new campus in Austin, I have to say that my property investment 5 years ago in the North Austin area continues to flourish. The area is continually growing and Austin saw a 4.5% in hiring last month. This place is booming and should continue to attract start ups or people migrating here for a lower cost of living.
There are some condos in the Austin/North Austin area that seem like a steal right now given their price point. Here are some examples of what you get for this type of money around Austin.

Some of these might not look all OOoOoOo and AhHhHHHHhHHhhhhHh
BUT, with some renovations they are great for the price point given out much you can rent these out for an with anticipated demand.
Any advice on pros and cons? A lot of equities chatter in this thread and not so much real estate investing.
