I own a house in Colorado. The market has gone up significantly since I purchased it in 2010 and I now stand to sell it for a handy profit, which is nice because I'll need that to pay for a house in the new place I'm moving to many states away. My tenant received ample notice (about a month and a half) that I was going to sell and she would need to find a new place, but still was unable to find a new place to live. I (through my property manager) gave her another month to find a place to live. I am keenly aware of the affordable housing crisis and how this is putting many people on the street that would otherwise be in a home.... so I want to do everything I can to keep my tenant from becoming homeless because of the sale of my house.

How can I help my tenant (I'm told she has bad credit, which may be a factor in this problem) find a new, affordable place to live so that I can focus on purchasing a home for my family and I at our new location? I've considered loaning (gifting, really, as I don't expect it back) the amount for her security deposit or first month's rent at whatever new place accepts her, if the combined cost is a factor keeping her from getting a new place.

What are your thoughts? I suspect I'm within my rights to evict if she hasn't found a place within the allotted time, but the idea of doing that to someone right before winter in Colorado really hurts my heart.
