The house is $480k and I am being gifted $250k, I want to know how much I should put down and what I should do with the rest? The inspection is tomorrow but I already know the roof is about 25yrs old and will need to be replaced pretty soon - so probably another $10k-ish. Its a single lane driveway that Id like to open up at the end (not sure how much that cost). A fence for my dogs around about .25 acres. The taxes are about $7k/yr plus sewerage, gas, electricity, cable etc.
Obviously I will put at least 20% down, just to avoid the PMI. I make about $4.5k/mo. So I am looking for advice on how much I should put down and what I should do with the rest? Thank you
