I received a check from my tenant for a third of what her monthly rent was. Along with the check was a paper which highlighted the state of Delaware’s tenant laws. The highlighted paragraph stated that she could either break her lease, or pay a third of her rent because of the fact that she did not have access to hot water “considered to be essentials in Delaware”. I was a little upset but understood, I would have felt the same way. This was not the first problem I had with the Condo I had purchased three years prior. As the buyer at the time, I was a bit careless and just hired the first home inspector I googled. I ended up having to fix the entire HVAC System, upgrade the fireplaces so that they we’re in compliance with code, as well as pay for the damage to the below unit when the HVAC system broke and leaked to the unit below… I ended up paying 10% of what I paid for the condo to have it in livable condition. Make sure you hire a good home inspector, I assure you spending the extra money upfront could save you thousands in the future.
