So over 7 weeks ago I came home and found I have no hot water, I looked at the boiler and there was an error. Manual said to try a reset which I did and all this water came out of the bottom of it (where water should really not be coming from) I phoned the letting agent and they tried to get someone to come out to me straight away, in fairness they did but the boiler guy came out 2 days later.

The guy opened the boiler and there was a dead mouse inside which had chewed through some wiring. Boiler guy put the cover back on, said he would report to the letting agent and come back to us. He did neither of those. So after a week we asked if they could send someone else out, they did after about a week or so of trying to get this guy to come to the house. He did but did the same thing, took one look, said "I'll be back in a couple of days" and never came back. That was 6 weeks ago.

The second boiler repair guy was beyond a joke, "yeah I'll come round tonight" he would say for weeks on end when I rang to question why he hadn't turned up for the 20th time. I got in contact with the letting agent to let them know that the boiler was still not fixed, that was 2 weeks ago.

We don't have electric heaters in house, (only the electric fire in the living room) or central heating, also tenancy agreement says I can't have electric heaters in the house?? It's coming cold now and it's getting me down now. Plus it's costing me more in bills as I'm having to heat the kettle every time I want to wash up. Luckily our shower is electric but that's not the point. It's an old house so it's freezing.

Am I allowed to withhold rent? I pay my rent on time every month but I'm not sure what to do. Can I ask them for electric heaters?
